    The Lakes is a prestigious 42 hectare, $850 million residential subdivision located in Mermaid Waters, one of the last greenfield land sites in the centre of the Gold Coast.

    Over the past two years the developer, Sunland Group, has created a collection of beautiful canal front land lots and lakefront homes which were swiftly sold out in quick succession. Future releases will include lakefront residential apartments and extensive urban amenities and green spaces, which will be delivered over the course of the next eight years.

    Sunland Group has also announced plans to deliver a vibrant new retail village within the master plan, called ‘The Lanes’. It is anticipated that The Lanes will become one of the most exciting dining and entertainment precincts on the Gold Coast, complete with striking urban landscapes, sophisticated food markets and community events which will be sure to create a fantastic atmosphere for all.

    Bringing more Services to an Expanding Neighbourhood

    Coomera East Shopping Centre is a new neghbourhood retail precinct in the fast-growing Coomera region on the northern Gold Coast. The shopping centre is located on the corner of Foxwell Road and Oakey Creek Road.

    Coomera East Shopping Centre is anchored by a Woolworths supermarket, supported by a number of specialty stores, including a Chemist, BWS Bottle Shop, Newsagents, Bakery/ Cafe, Tobacconist, and a Chinese and Sushi restaurant.

    The centre offers 280 carparks with 160 undercover spaces.


    • Civil Engineering Design;
    • Conceptual & Detailed Stormwater Management Plan;
    • Vegetation Management;
    • Contract Administration & Inspectorial Services; and
    • Project Management


    Burchills Engineering Solutions was engaged by Mr Andy Packer of Foxwell Road Centre No. 1 Pty Ltd, to design the Bulk Earthworks and retaining walls, roadways, car parks, services and Stormwater treatment devices and obtain the necessary authority approvals for the Shopping Centre.

    In addition, Burchills were engaged to design the upgrades of Foxwell Road and Oakey Creek Road fronting the Shopping Centre and obtained the necessary Council approvals.

    When Andy Packer awarded the building works Contract to Mainbrace Constructions (QLD) Pty Ltd, Burchills were engaged by them to provide construction drawings, detailed Stormwater Management Plan and carry out Inspectorial Services for all Civil Works.

    “’Burchills Engineering were the one constant through the development process of Coomera East Shopping Centre. They were the first on site with Vegetation Management for clearing of the site and last on site with signing off of roadwork’s and services. Burchills designed the shopping centre earthworks to provide a platform for a family friendly neighbourhood centre with ease of movement into, within and out of the Shopping Centre the basis of the initial civil engineering.
    Coomera East Shopping Centre is a neighbourhood centre providing the rapidly growing community of Coomera a service that previously involved driving to Helensvale or having to cross the M1 to shop.

    Operational works for roadwork’s , earthworks, stormwater ,sewer and services were all prepared to the point of approval for us by Burchills with the constant being satisfactory outcomes for the development, the community and the Gold Coast City Council.

    Andrew Gregory’s ability as Project Manager to deal with the constant changes in design and come up with satisfactory outcomes provided the builders with a clear planning path with no holdups. Burchills have guided us through this development on budget, on time.”

    The team at Burchills have recently taken part in their first corporate team triathlon.

    Entering 6 teams of 3 to take on the 400m swim, 10km bike and 4km run course. Team members from across all disciplines and ages took up the challenge with all teams crossing the finish line, some looking a little worse for wear!

    Planning for a More Resilient Future

    Our collective thoughts are with all of those who have been, and who are still being affected by recent weather caused by ex-tropical cyclone Debbie.

    As the co-author of the national Enhancing disaster resilience in the built environment project completed back in 2012, Burchills’ Planning Consultant, Shane Murrihy, has an acute understanding of the critical role that land use planning plays in making our communities more resilient to natural hazards.

    The project, completed back in 2012, consisted of the development of four (4) key documents, namely the Vision Statement, Current State Analysis, Gap Analysis and the Roadmap. The following Built Environment Vision was developed as part of this project, which guided the development of several key actions required to enhance our communities’ resilience to hazards in the built environment:

    By 2025 … I am contributing to a stronger, more resilient Australia by being informed and prepared for the natural hazards that may affect where I live, work and play.

    Mr Murrihy states, “with our weather events becoming more volatile and intense, it is essential that planning for development and infrastructure responds to these threats”.

    With Burchills’ extensive skills covering town planning, resilience planning, civil engineering, stormwater management, flood modelling and structural engineering, we are optimally positioned to support Councils and developers in ensuring that enhancing resilience to hazards is a cornerstone of planning documents and development projects, including during recovery and reconstruction efforts.
